What is a Commercial EPC
A Commercial EPC is a legal document that rates the energy performance of non-domestic properties. It is required for most commercial property transactions, including sales, rentals, and new constructions. The certificate helps prospective buyers and tenants understand the energy efficiency of a building, which can impact running costs and environmental impact.
The Grading System
The EPC uses a grading system from A to G:
A: Excellent energy performance with low carbon emissions and minimal running costs.
B-C: Above-average efficiency with effective energy-saving measures.
D-E: Mid-range efficiency, indicating potential for improvement.
F-G: Poor energy performance, often requiring significant upgrades to meet legal standards
Booking Disclaimer
If you are booked in for an EPC and your property has any hidden insulation (such as underfloor or loft insulation) or renewables (such as solar PV or thermal, biomass boilers, air or ground source heat pumps) then it is important to let us know prior to the survey date, failure to do so will result in them not being included on the EPC, which may affect your rating. Additionally, if you have any documentation on any lighting design/specification or HVAC system (Heating Ventilation & Air Conditioning) then please provide this at the same time.
*these are just examples of the most common renewables and insulation, there are many other types that we will also need to be informed about.
